Thinking Outside the Box

The humble shed or massive warehouse have given way to flexi-unit warehouse development that captures the booming e-commerce market.

The shift to online shopping is one of the major growth drivers, with online sales forecast to rise from 13% of all sales in 2020 to 20% of all Australian sales in 2025.

Many e-commerce businesses don’t require a lot of space.  Flexi-unit warehousing provides them with something that meets their needs for a fraction of the price of traditional warehouse space.  It provides flexibility and adaptability, with higher-end fitouts than typical for a warehouse including polished concrete, steel-frame windows, office/boardroom space, communal amenities etc.

The challenge in getting approval for flexi-unit warehousing can often be planning policy that is geared towards larger format warehousing.

The combination of great design work by Section Six Architects (formerly Alexander Brown Architects) and flexible/pragmatic application of the Code provisions by the City of Onkaparinga have paved the way for Luxo Projects’ terrific new flexi-unit warehousing at 105 O’Sullivan Beach Road, Lonsdale.
