Draft Planning and Design Code Now on Consultation

The Planning and Design Code is replacing all Development Plans by July 2020. This transition is occurring over three phases with the Code already in place for land not within a Council area (Phase 1).

Phases 2 and 3 relate to “Rural Areas” and “Urban Areas” respectively. Public consultation on the draft Code for the phases closes on 29 November 2019 (Phase 2) and on 28 February (Phase 3). The draft Code and the online zoning maps can be found here.

The Code provides a new suite of zones, policies, procedures and land use definitions. Although the State has strived to base proposed Code policies on existing Development Plan provisions, we expect that for some sites, development opportunities will be enhanced. In other cases opportunities may be reduced.

The Code is a significant change to the South Australian Planning System. We believe it is important for land owners and developers to understand how the Code will affect the future development potential of their land.  We also believe that it is important for other stakeholders to understand the ramifications of the Code.
